Lakefront on open-water Lake LBJ with 2 pools, a waterslide, a big boat dock and a game room. Nov–Mar, we heat the upper pool to 86°F free for up to 3 days (with advance notice). Cozy up by the gas fire table or the wood-burning fire pit over the water. One-story home sleeps 16: 4 bedrooms incl. a bunk room, 2.5 baths, Viking kitchen, and a bar with a commercial ice maker and 3 fridges. Dog-friendly with a fenced dog run. Made for holiday family gatherings.

Good Vibes House is located in Kingsland on the open water of Lake LBJ. The home is close to Boat Town Burger Bar, Patio 2900 Pizzeria, Wake Point and other local dining options. Nearby Highland Lakes activities include kayaking, paddle boarding, pickleball, Longhorn Cavern, Torr Na Lochs Winery and Perissos Vineyard. Kingsland Lions Memorial Park, with public boat access, is approximately 2 miles away.

Important Property Policies:

Quiet Hours: Quiet hours are strictly observed from 10:00 PM to 8:00 AM. Outdoor music is not permitted after 10:00 PM, and we kindly ask that outdoor noise be kept to a minimum during these hours.

No Smoking: Smoking is strictly prohibited anywhere on the property, including all indoor and outdoor areas.

Pet Policy: One well-behaved dog is welcome with prior approval. Aggressive breeds and puppies under one year of age are not permitted, and cats are not allowed. A signed rental agreement containing the dog’s information must be completed before arrival. A nonrefundable pet fee of $175.39, including tax, applies per stay. Unauthorized pets are subject to a $1,000 penalty.

Pool Heating: The swimming pool can be heated at an additional cost. Please contact us to arrange heating, and do not attempt to heat the pool on your own. To avoid extra fines, please refrain from using glass tableware or bottles near the pool.

Property Insurance: Property Insurance is required for each booking that covers up to $10,000 in accidental damage

Minimum Age Requirement: The primary guest making the reservation must be at least 25 years old. A guest age 25 or older must also remain at the property throughout the entire stay.

Agreements: Check-In Form and Rental Agreement are required to be submitted prior to check-in.

ID and Credit Card: Government issued ID and credit card used for the reservation are required prior to check-in. (The ID and credit card must match the name under which the unit is reserved.) These must be submitted via the Check-In Form. Your room door code will only be activated after all these documents have been submitted

Exterior Security Cameras: Exterior security cameras are installed around the property for the safety and security of our guests and the home. Cameras do not face inside the residence or monitor any interior living spaces.

Getting around

A car is recommended for exploring Kingsland and the surrounding Highland Lakes area. The home offers a large driveway and carport with plenty of room for multiple vehicles, as well as boat and trailer parking. A basketball hoop is available in the driveway for guest use. Kingsland H-E-B is also just minutes away for groceries and supplies.
